Are Granny Flat Prices Different In Each Suburb?
No. Our fixed prices are the same across Melbourne, from $154,990* (1 bedroom) to $184,900* (3 bedrooms). What changes is your block: access, soil, slope and service connections. We fix those site costs in writing after the free site inspection.
Do Granny Flat Rules Change By Suburb Or Council?
The main rules are the same across Victoria: a granny flat of up to 80 m² (60 m² before 15 October 2026) on a lot of 300 m² or more, with no overlay, usually needs no planning permit, and a building permit is always needed. What changes locally are council overlays and, in new estates, design guidelines (MCP) and covenants. Our local guides explain the rules for each suburb.
