Artist's impression Suburb snapshot
Clyde North (postcode 3978) is a suburb in the City of Casey, about 46 km south-east of Melbourne's CBD, and one of Melbourne's fastest-growing suburbs. Most of it is new estates, including Berwick Waters, Cascades on Clyde, St Germain and Selandra Rise, with shopping at Selandra Rise and The Avenue Village.
It is a young, family suburb: big households, big homes and lots of kids. That is why so many owners here ask us about a second, self-contained home in the backyard.
Why a granny flat here
Artist's impression Households here average 3.3 people and 65% of families are couples with children. A granny flat gives teenagers, grandparents or guests their own space, without moving house.
About 1 in 5 Clyde North homes is rented (22.8%). Two-bedroom granny flats in Melbourne are estimated at $400–$550* a week.2
97% of homes are separate houses and 72% have four or more bedrooms. On a lot of 300 m² or more, a granny flat of up to 80 m² usually needs no planning permit.
Council and estate rules · City of Casey
Two sets of rules apply in Clyde North: Victoria's small second dwelling rules, and the rules of your estate. Here they are in plain English.

Updated 7 October 2026
Usually not. A granny flat of up to 80 m² on a lot of 300 m² or more, with no overlay or special control, doesn't need a planning permit under Victoria's small second dwelling rules. Lots under 300 m² need a planning permit from the City of Casey. A building permit is always needed, and we arrange it. Your estate's design rules can also apply, so we check your title at the free site inspection. Our guide explains when a granny flat needs a planning permit, including overlays, covenants and Section 173 agreements.
Up to 80 m² without a planning permit since 15 October 2026 (it was 60 m²), measured to the outside of the walls. Attached decks and verandahs no longer count. The Building Regulations still say 60 m² until they're updated. Our designs are 40 m² with one bedroom, or 60 m² with two or three bedrooms, so every design sits within both limits.
Our fixed prices start from $154,990* for one bedroom, $169,900* for two bedrooms, $179,900* for two bedrooms with two bathrooms and $184,900* for three bedrooms. Site costs are fixed in writing after the free site inspection.
Plans, engineering and energy report, the building permit, service connections up to 12 m and our Signature Inclusions. Additional site costs, council and authority fees, and variations are extra. Your Sales Consultant confirms a site-specific, fixed-price quote after the free site inspection.
Yes, with a planning permit from the City of Casey. We check your lot size, title and overlays first, then tell you which designs fit and what the permit involves.
In most cases, yes. Many Clyde North estates have design guidelines (an MCP) or a Section 173 agreement with a building envelope and, for some years, the developer's design approval. We read your estate's rules and title, then show you which designs fit and where they can sit. Read more about estate rules and Section 173 agreements.
Yes. Since December 2023, Victoria lets you rent a granny flat to anyone, not just family. It stays on the same title as your house and can't be subdivided or sold separately.
No extra car park is needed. A small second dwelling can't connect to mains gas, so it's all-electric, and it needs a path from the street.
10 to 12 weeks on site, from slab pour to practical completion. Before that, allow time for drawings and the building permit, plus a planning permit if your block needs one.
Yes. We build across Melbourne's south-east, including Narre Warren South, Berwick, Officer, Clyde, Cranbourne North and Cranbourne East.
